Protect the integrity of your warehouse. Do you see cracks in the interior or exterior of your building? Are they appearing more frequently as the weather changes? Are you experiencing leakage or mold and mildew infiltration in your warehouse? Time to do something about it! While being exposed to the elements and extreme temperature changes day in and day out your warehouses is bound to react. Your mission should be to slow down its reaction!
With much more elasticity and elongation compared to typical paint, elastomeric coatings is the answer to your waterproofing inquiries. With the ability to stretch and retain its shape under extreme temperatures, an elastomeric coating will not fail under pressure. This coating prevents water from lingering on surfaces which restricts mold and mildew accretion as well as a rotting foundation. This means that your HVAC system is being assisted in preventing moisture buildup and temperature changes due to dampness will decrease.
When the surface of your warehouse fluctuates in temperature, elastomeric coatings are flexible enough to expand and contract without cracking their surface. They have the ability to endure wind driven rain up to 100 mph; wind and rain that would normally crack the surfaces of your building. This extreme flexibility can also bond existing cracks in surfaces by moving with them.
Ultra Ever Dry is another waterproofing paint that exists as well. This type of coating is a clear thin film coating system that is useful for repelling water, oil, ice, and a number of other liquid materials from a surface. It is a super hydrophobic coating that works by creating an air barrier on the surface that it is applied to.
Re-caulking expansion joints is another way stop water from penetrating into your building. Vertical expansion joints are customary on concrete tilt up structures that typically last about 10-25 years, depending on the type of sealant/caulk applied. The best way for new sealant to adhere to your substrate is to make sure that all existing sealant and backer rod is removed from the surface. Ways to do this is with electric caulk cutters and razor knives. To ensure all containments are removed, wipe down all joint conditions. Make sure to prime the surfaces where you see rust or surfaces where the sealant will not bond to. Install new open-cell backer rod with a protective waterproof skin in all joints as needed to control the width to depth ratio as per the manufacturer specification for the new sealant. Re-caulk all vertical expansion joints using a Polyurethane Sealant. This process will provide you with many more water-free years.
