Fall commercial building maintenance checklist: exterior painting, caulking, and facade inspection

For commercial property managers in the Northeast, September is the last reliable window to plan and execute exterior maintenance work before winter conditions close the outdoor painting season. The combination of dropping temperatures, shortening days, and the first frost risk makes October and November increasingly challenging for exterior coating projects — and work deferred to spring adds another full winter of weather exposure to building components that may already be compromised. This checklist is designed to help you assess your building's exterior condition systematically, identify the issues that need action before cold weather arrives, and make informed decisions about what to address this fall.
Exterior paint condition assessment
Walk the building perimeter and assess exterior paint condition on all facades. Look for the following warning signs that indicate painting work should be scheduled before winter:
Chalking: a powdery surface residue when you run your hand along the painted surface. Chalking is normal aging for older coating systems, but severe chalking indicates the coating has lost its protective film integrity and is providing minimal protection.
Cracking or alligatoring: hairline cracks or a pattern of large-scale cracks resembling alligator skin. Cracking allows water to penetrate behind the coating film and into the substrate — on masonry, this moisture can cause spalling as it freezes and expands in winter.
Peeling or delamination: coating lifting away from the substrate, either at the surface or at an intercoat interface. Peeling exposes the substrate directly to weather and accelerates rapidly once it starts.
Staining or discoloration: rust staining from embedded steel, efflorescence (white mineral deposits) on masonry, or biological growth (algae, mildew) on north-facing or shaded surfaces. These conditions indicate moisture penetration that will worsen over winter.
Caulking and sealant inspection
Caulking and sealant failures are among the most common sources of water infiltration in commercial buildings — and they are among the least visible until significant damage has been done. Inspect all caulked joints, including:
Window perimeter caulking on all facades — look for gaps, cracks, shrinkage, and loss of adhesion where the sealant has pulled away from the window frame or surrounding masonry.
Control joints and expansion joints in masonry and stucco — these joints are designed to accommodate building movement, and failing sealant in these locations allows direct water infiltration at the building envelope.
Penetrations through the building envelope — mechanical, electrical, and plumbing penetrations through exterior walls and roofing components.
Curtain wall and glazing system sealants on commercial office buildings — failing sealant in curtain wall systems can allow water to enter the building at multiple stories simultaneously.
Metal component inspection
Metal components on commercial building exteriors — including copings, flashings, window lintels, fire escape structures, architectural steel, and decorative metalwork — are vulnerable to corrosion when their protective coatings fail. Inspect these components for rust staining, coating delamination, and active corrosion. Surface rust that has not yet progressed to section loss can be addressed with surface preparation and a new coating system. Corrosion that has progressed to section loss requires structural assessment and may require welding repair before recoating.
Parking structure inspection
If your property includes a parking structure, fall is the right time to assess the deck coating and waterproofing condition before winter freeze-thaw cycles and road salt exposure begin. Look for cracks or deterioration in the deck coating surface, areas where water puddles or standing water sits after rain, rust staining on the underside of the deck indicating rebar corrosion, and joint sealant failures in control joints and expansion joints. Parking deck failures are expensive to remediate and worsen rapidly through winter — proactive assessment and repair now is substantially more cost-effective than reactive repair after winter damage.
Scheduling your fall work
The window for exterior painting and caulking work in the Northeast effectively closes when ambient temperatures drop consistently below 50°F — typically in October in New Jersey, New York, Connecticut, and Pennsylvania.
